These Terms and Conditions govern your purchase of garden rooms and related products from Garden Room UK (trading as part of Garden Office Buildings). By placing an order with us, you agree to be bound by these terms. Please read them carefully before making a purchase.
1. General Information
1.1 These terms apply to all sales of garden rooms, buildings, and associated products by Garden Room UK.
1.2 Garden Room UK is a trading name of Garden Office Buildings, established in 2004.
1.3 Our registered address is: Rear of 158 Main Road, Biggin Hill, TN16 3BA.
1.4 These terms may be updated from time to time. The version applicable to your order is the version in effect at the time you place your order.
2. Quotations and Orders
2.1 All quotations are valid for 30 days from the date of issue unless otherwise stated.
2.2 Quotations are not binding until we receive your signed acceptance and deposit payment.
2.3 We reserve the right to decline any order at our discretion.
2.4 Prices shown on our website or in quotations are subject to change without notice, but confirmed orders will be honored at the agreed price.
3. Payment Terms
3.1 A deposit of 50% of the total order value is required to confirm your order.
3.2 The remaining 50% balance is due before delivery and installation begins.
3.3 Payment can be made by bank transfer or other agreed methods.
3.4 All prices are inclusive of VAT where applicable.
3.5 We reserve the right to charge interest on late payments at a rate of 4% above the Bank of England base rate.
4. Delivery and Installation
4.1 Free delivery and installation are included for mainland UK addresses.
4.2 Additional charges may apply for remote locations, Scottish Highlands, and island deliveries.
4.3 Typical lead time is 6-8 weeks from order confirmation, subject to availability.
4.4 We will provide you with an estimated installation date, but dates may be subject to change due to weather conditions or unforeseen circumstances.
4.5 You must ensure adequate access for delivery vehicles and installation equipment.
4.6 You are responsible for providing a suitable, level base for the garden room installation.
5. Site Requirements
5.1 You are responsible for ensuring that your site meets all requirements for installation.
5.2 A level, solid base (concrete slab or paving) must be prepared before installation.
5.3 Any required planning permissions or building regulations approvals must be obtained before installation begins.
5.4 Electrical connection to your main supply must be arranged separately with a qualified electrician.
5.5 We will conduct a site survey to assess suitability, but you remain responsible for ensuring the site is ready for installation.
6. Warranty and Guarantee
6.1 All garden rooms come with a 10-year structural guarantee covering the main building structure.
6.2 The warranty covers defects in materials and workmanship under normal use.
6.3 The warranty does not cover damage caused by improper use, neglect, accidents, or unauthorized modifications.
6.4 Warranties for component parts (doors, windows, electrical fittings) are provided by the respective manufacturers and typically range from 1-5 years.
6.5 Regular maintenance is required to keep your warranty valid.
7. Cancellations and Refunds
7.1 You may cancel your order within 14 days of placing it for a full refund of your deposit.
7.2 After 14 days, if you cancel after manufacture has begun, you will forfeit your deposit.
7.3 No refunds are available once installation has commenced.
7.4 Custom-designed or bespoke buildings may have different cancellation terms, which will be clearly stated in your order confirmation.
8. Liability
8.1 Our liability is limited to the replacement or repair of defective products under warranty.
8.2 We are not liable for any indirect or consequential losses arising from the use of our products.
8.3 We carry appropriate public liability insurance for installation work.
8.4 Nothing in these terms limits our liability for death or personal injury caused by negligence.
9. Planning Permission and Building Regulations
9.1 Most garden rooms can be installed under Permitted Development rights, but you are responsible for checking with your local planning authority.
9.2 We can provide guidance on planning requirements, but you remain responsible for obtaining any necessary permissions.
9.3 Building Regulations approval may be required depending on your building's size and intended use. You are responsible for compliance.
10. Data Protection
10.1 We process your personal data in accordance with UK GDPR and the Data Protection Act 2018.
10.2 Your data will only be used to fulfill your order and provide related customer service.
10.3 We will not share your data with third parties except as necessary to fulfill your order.
10.4 You have the right to request access to, correction of, or deletion of your personal data.
11. Dispute Resolution
11.1 In the event of any dispute, we will work with you to find an amicable resolution.
11.2 If we cannot resolve the matter directly, you may refer the dispute to an independent mediation service.
11.3 These terms are governed by the laws of England and Wales.
11.4 Any legal proceedings must be brought in the courts of England and Wales.
